Neglecting to Clean

Keeping a home constantly clean can be difficult especially while still living there. Sellers must clean up prior to buyer visits and open houses. Buyers will notice less of a home and more of the mess inside, so not spending enough time cleaning will make your home less appealing. Buyers also make inferences about how well a seller cares for a property based on its cleanliness. Cleaning up helps homes for sale sell faster and for more money.

Making Properties Difficult to Show

The more complicated it is to arrange an appointment for a home, the less likely it is to be viewed. Requesting too much notice or limiting showing times can be a bad decision. Another mistake is not giving convenient access to keys for the home. In markets with a lot of competition, buyers will gravitate towards easy showings. Complicated showing instructions lead to missed opportunities and longer listing time frames.

Lingering During Showings

Sellers often want to be present during appointments, but this does more harm than good. Buyers can feel awkward touring a home under the watchful eye of a seller. Also, too much conversation from a seller can distract a buyer from the home. Buyers like to take time to explore a home and to speak openly with one another about their thoughts. It is normal for sellers to want a maximum value from their home. However, this often leads to over pricing. Overpriced real estate can stay listed for a long time while reasonably priced properties sell first. Over time, the listing ages and becomes less intriguing to buyers. Long marketing time and price reductions along the way will lead the property to sell for less. There is usually no benefit to overpricing real estate. Speak to a real estate broker for an estimated market price and delay listing your property if the figures are not acceptable to you.

Selling Independently

Some sellers prefer not to use a real estate broker. Although it is possible, there may be many issues and costly mistakes along the way. Real estate agents are trained on marketing a property, being an intermediary, negotiating deals, and promoting the interests of sellers. They also monitor the market and changes that may effect a property. This can make a big difference, especially during fluctuating real estate markets.
